8 Things That Most Home Inspectors Don't Do

Home Inspectors usually follow a set standard of operations that doesn't include some important things to test for.


We do test for everything in the list below because we set a higher standard for our inspections.

8 Things Most Home Inspectors Don't Do

There are at least 8 important things to check for that most home inspectors don't do. They may do some, but most inspection standards of operations only require certain tests to be done on a small sample number of items in the home, but doesn't include all of them. If every item isn't tested, there is no way to know for sure if they are all in working order.



1 - Test Outlets


The standard of operations does not include the testing of every outlet in the home. It only requires testing of a small sample number of outlets. This does not guarantee that every outlet is in a safe working condition. At Eagle i Home Inspections, we test every outlet to make sure it works properly and is grounded correctly.


2 - Water Temperature


The standard water temperature of a water heater should not be any higher than 120 degrees Fahrenheit. This is a test that is not included in some inspector's standards of operations, and isn't always tested. We test the water temperature as it comes out of the faucet with an IR Laser Thermometer to ensure it is set to a proper and safe temperature.


3 - Thermal Test


Yet another test that is not required is thermal imaging tests. Thermal imaging can be used to check for water leaks, faulty electrical systems, and ac/heat loss due to lack of insulation or gaps in doors and windows. We use a thermal imaging camera in all of our inspections.


4 - Water Pressure


Water pressure testing is not required for home inspections but should be. Water pressure that is too low makes everyday activities like showering, cooking, and doing dishes next to impossible. On the other hand, water pressure that is too high can lead to problems such as pipe damage, leaky faucets, and unnecessary wear and tear on appliances like washing machines and dishwashers. We test the water pressure on the outdoor spickets where the pressure will be at its highest to ensure no future problems may arise.


5/6 - Microwave Radiation/Magic Light Test


Inspectors do test to make sure a microwave works, but the only requirement for this test is to heat a cup of water. We not only heat a cup of water, but use a magic light that lights up to show the microwave works properly. We also use a Microwave Leakage Detector to test for radiation leaks to make sure it is at a safe level.


7 - HVAC Scope


Checking a home's HVAC and dryer vents is another home inspection test that is not required. We use an industrial endoscope to look inside HVAC and dryer vents/ductwork to ensure that it isn't clogged with too much debris, and that the connections that we see are all secure.


8 - Moisture Inspection


Another test that isn't required for home inspectors is moisture testing. We use an LED Moisture Meter to detect moisture in carpeting or other areas that are prone to moisture and leaks. Too much moisture can lead to mold and mildew growth which can be dangerous and hard to remove.
